PREVENTIVE MAINTENANCE AGREEMENT

Preventive maintenance agreement (PMA) is an agreement between you and your heating and cooling contractor for scheduled inspections and maintenance of your heating and air conditioning (HVAC) system.

PMAs are generally scheduled semi-annually (usually fall and spring) to maintain peak efficiency, prevent utility overpayment, and avert system failures through predictive maintenance that can help extend the life of your HVAC system.

The HVAC system is most likely the single biggest use of energy in your home. Up to 50% energy can be saved with proper installation, sizing, and maintenance of central air conditioning systems.

HVAC systems are often taken for granted, until they fail. Decreased efficiency, utility overpayment, discomfort, loss of productivity, eventual premature replacement, and higher repair costs are the result.

Just because your HVAC system is out of sight, does not mean it can be neglected. Getting your HVAC system checked twice annually is just as important as changing the oil in your car every 3,000 miles.

Residential Preventive Maintenance Agreement Rates*:

$149.00 per year for first system
$75.00 per year for each additional system (scheduled only during business hours)

Commercial Preventive Maintenance Agreement Rates:

This is what you should expect your service technician to do during a PMA visit:

Spring Cooling Maintenance:

  • Inspect indoor thermostat
  • Inspect blower belt
  • Test blower wheel balance
  • Lubricate blower motor and bearings
  • Inspect indoor cooling coil
  • Check temperature differential
  • Inspect electrical disconnect
  • Inspect electrical component wires
  • Test line/load voltage
  • Measure compressor amperage
  • Flush condensate drain line
  • Test refrigerant pressures
  • Inspect condenser fan blade
  • Inspect condenser fan motor
  • Inspect outdoor coil
  • Replace standard 1" pleated filter
  • Update maintenance label

Fall Heating Maintenance:

  • Inspect indoor thermostat
  • Inspect blower belt
  • Inspect blower wheel balance
  • Lubricate blower motor and bearings
  • Inspect draft inducer motor
  • Inspect heat exchanger
  • Test gas valve operation
  • Clean and adjust pilot light
  • Clean and adjust pilot ignition
  • Inspect burner parts
  • Test limit controls
  • Test fan controls
  • Check temperature differential
  • Inspect combustion exhaust vent pipe
  • Inspect plenum for air leaks
  • Replace standard 1" pleated filter
  • Update inspection label

What's your bottom line?

  • Savings: PMAs typically more than pay for themselves through higher efficiency, less utility overpayment, and discounts. PMA customers typically receive a discount on all parts and services performed during the entire year.
  • Peace of Mind: Predictive maintenance will mean fewer system failures and a longer life for your HVAC equipment.
  • Priority Service: Should a system failure occur during the heat of the summer or the cold of the winter, customers with PMAs receive priority service.
